Technical Overview
Project Type: NORESCO managed the two-phase project that included: interior and exterior lighting upgrades and replacement of the electric heating system with a new gas-fired hydronic heating/cooling
consolidation of air conditioning into a more economical configuration, installation of gas domestic hot water system, and construction of a self-contained boiler plant.

Contract Term: 10-year Energy Savings Performance Contract for lighting upgrades
15-year Energy Savings Performance Contract for other projects
Financing: A 10-year tax-exempt municipal lease arranged by NORESCO. Incentive programs offered by the utility for 10 years on lighting and 15 years on non-lighting projects. Program savings guaranteed to completely pay for the debt service for the capital improvements.
Installation Period: Spring 1999 - Fall 1999
Project Summary
NORESCO implemented energy conservation measures for the David Brearley High that included:
Lighting Upgrades
Providing design and implementation for the retrofit or replacement of 2,060 lighting fixtures throughout the school. The project included installing new high-efficiency, high-intensity-recessed fixtures and lamps in computer and science labs, and upgrading exterior lighting.
Electric Heat Conversion
Converting the heating system from electric to natural gas including the installation of 175-horsepower water tube boilers and auxiliaries.
Central Plant
Constructing a 32-foot by 32-foot self-contained building to house boilers and auxiliary equipment.
Hydronic Distribution System
Installing an insulated two-pipe distribution system to circulate chilled or hot water throughout the
school from the new central plant.
Air-Cooled Chiller
Installing a 170-ton air-cooled, dual-compressor chiller with integral controls.
Controls
Expanding and upgrading the energy management control system where necessary, and installing a new microprocessor-based control system.
Hydronic Unit Ventilators
Replacing 53 existing direct-expansion unit ventilators with new hydronic units equipped heating/cooling coils. Where specified, NORESCO replaced electric duct heaters with heating coils.
Domestic Hot Water System
Replacing all electric hot water heaters with one high-efficiency gas-fired hot water heater and
installing an insulated supply/return piping loop and a circulation pump. Selected tank retained for hot water storage.
Measurement and Verification
NORESCO functions as the district's project sponsor for participation in the local utility
Standard Offer incentive program. This program provides subsidy payments for
kilowatt-hours saved over the contract period. NORESCO manages the measurement and verification protocols required by the utility.
